Is Hemlock OwnerDirect a real estate broker?
No. We provide advertising and software services only. We do not represent buyers or sellers, negotiate, or provide brokerage services.
Do you charge a commission?
No. Sellers pay a fixed advertising package fee. Nothing is taken from the sale price.
Will my listing appear on the MLS?
No. Hemlock OwnerDirect is not an MLS and does not submit listings to one.
Who sets the price and terms?
The property owner sets the asking price and all terms and makes every decision about the sale.
Is my contact information public?
No. Buyers contact you through a secure inquiry form. Your personal details are only shared if you choose to share them.
Do buyers need an account?
No. Anyone can browse. Buyer accounts are optional for saving properties and searches.
When does my listing go live?
After your payment is confirmed and the listing passes content review, including fair housing guidelines.
Can you guarantee my property will sell?
No. Advertising packages increase visibility but do not guarantee a sale, inquiries, or a particular price.
