Seller Advertising Agreement

This agreement is between the property owner ("Seller") and [LEGAL OPERATING PARTY — TO BE PROVIDED] ("Hemlock").

1. Advertising services only

Hemlock provides listing publication, marketing tools, and software for a fixed fee. Hemlock is not acting as a real estate broker or agent and will not negotiate, advise, or represent the Seller.

2. Seller responsibilities

Seller confirms they own or are authorized to advertise the property, sets the price and terms, handles all inquiries, showings, negotiations, disclosures, and closing, and is responsible for complying with applicable laws including fair housing laws.

3. Fees

Fees are fixed per the selected package and shown before payment. No commission is owed to Hemlock on any sale.

4. Term and renewal

5. Content review

Hemlock may review, reject, or remove listings that are inaccurate, discriminatory, or otherwise non-compliant.
